Best passive real estate investments?

I'm looking to do passive investment in real estate that involves lower-end residential housing/apartment buildings. I'm looking for "lower-end" because it's supposedly more recession-proof than higher-end housing. What are the historical yields (total return and dividends/cash flow) for this type of investment? Does anyone have any recommendations of specific investments for this?

Nicer neighborhoods get better appreciation and are more stable in my experience. RE is a huge concentrated bet on the future demographics of an area.

Listen to bigger pockets podcast and join the comminity, they have excellent people on the podcast. Some do “syndication”deals where they pool money to buy a specific multi family investment. They usually return about 8 percent plus a portion of the sale (usually around 70 percent).

Are you sure its more recession proof. I cannot comment on lower end US housing but using an example I know of in Australia, in the last recession there were massive numbers of for sale signs on rental properties.

I think you should try to find a good mobile home park syndicator.

I am invested with Cook Properties.

I have heard really good things about Crystal View Captial though.

I think they own mobile home parks and also self storage.
